Commercial Sectors We Survey

We carry out commercial asbestos surveys across all property types. Edinburgh has a particularly dense concentration of pre-2000 commercial stock — office buildings in the New Town, industrial estates in Sighthill and Loanhead, retail units along Leith Walk and Gorgie Road, and schools and care homes throughout the Lothians.

Offices & Business Premises

Pre-fit-out, refurbishment, lease renewal and duty-of-care surveys for office buildings, co-working spaces, and business parks across Edinburgh city centre and the Central Belt.

Warehouses & Industrial Units

Asbestos cement roofing, insulating board, and pipe lagging are common in industrial units from the 1960s to 1990s. We survey industrial estates across Livingston, Bathgate, Falkirk, and Edinburgh's business parks.

Retail & Hospitality

Pre-renovation management and refurbishment surveys for shops, restaurants, and hotels. Edinburgh's city-centre retail stock contains a surprising volume of asbestos in suspended ceilings and service risers.

Schools & Educational Buildings

Many Scottish schools built between 1950 and 1985 contain significant ACMs. We carry out management surveys and periodic re-inspections for local authority and private educational buildings.

Healthcare Premises

Surgeries, clinics, and care homes require rigorous asbestos management under both CAR 2012 and HSE guidance. We provide management surveys and asbestos registers for healthcare clients across Lothian and Fife.

Housing Associations & Councils

Duty-of-care compliance for social landlords. We carry out both individual unit surveys and estate-wide programmes for housing associations managing pre-2000 stock across Edinburgh, Midlothian, and West Lothian.

Types of Commercial Asbestos Survey

Commercial Management Survey

From £195 + VAT

The legal minimum for occupied commercial premises built before 2000. Identifies ACMs likely to be disturbed during normal occupation or routine maintenance. Provides the asbestos register required by CAR 2012 Regulation 4.

Suitable for: Duty of care compliance, commercial leases, property management, insurance requirements

Commercial Refurbishment & Demolition Survey

From £395 + VAT

Required before any fit-out, refurbishment, extension, or demolition work. Fully intrusive — accesses void spaces, ceiling voids, risers, and floor voids. Identifies every ACM in the planned works area.

Suitable for: Pre-fit-out, office refurbishments, change of use, building conversions, partial demolition

Commercial Re-Inspection Survey

From £145 + VAT

Periodic condition monitoring of known ACMs. Required where asbestos is being managed in situ. Checks that materials have not deteriorated and updates the asbestos register. Typically conducted annually or bi-annually.

Suitable for: Properties with existing asbestos registers, ongoing management programmes, HSE compliance

Legal Duties for Edinburgh Commercial Property Owners

CAR 2012 Regulation 4

Every dutyholder of a non-domestic property must manage asbestos. This means identifying ACMs, assessing their condition, and having a written management plan in place.

HSG264

The HSE's Asbestos Survey Guide sets out how surveys must be planned, conducted, and reported. All our commercial surveys comply fully with HSG264 methodology.

HSG227 / HSG248

Air monitoring and re-occupation standards apply when licensed or non-licensed work has been carried out in commercial premises. We can advise on post-remediation requirements.

CDM 2015

Frequently Asked Questions

Is an asbestos survey legally required for commercial premises in Edinburgh?
Yes. Under Regulation 4 of the Control of Asbestos Regulations 2012, the dutyholder of any non-domestic premises built before 2000 must manage asbestos. This requires a management survey as the minimum starting point. Failure to comply is a criminal offence with potential for unlimited fines and prosecution.
What is the difference between a commercial management survey and a refurbishment survey?
A management survey is suitable for occupied premises during normal use — it identifies ACMs that could be disturbed during routine maintenance. A refurbishment and demolition survey is required before any construction, fit-out, or renovation work. It is more intrusive and covers areas that will be disturbed during works.
How much does a commercial asbestos survey cost in Edinburgh?
Commercial survey costs depend on the size and complexity of the premises. A small commercial unit (up to 500m²) typically costs £195–£450 + VAT for a management survey. Larger premises, warehouses, and multi-floor commercial buildings are quoted individually. All prices are fixed — the figure in your quote is what you pay.
Do you provide asbestos management plans for commercial clients?
Yes. Every commercial management survey report includes an asbestos register and a recommended management plan. We can also help you set up a periodic re-inspection schedule, which is a legal requirement for commercial premises with known ACMs.
How quickly can you attend a commercial property in Edinburgh?
For standard commercial surveys we can typically attend within 2–3 working days. For urgent pre-construction or pre-handover surveys we offer accelerated scheduling — contact us to discuss your timeline.
