About Onea Environmental

A locally operated asbestos consultancy based in Edinburgh, built on practical experience and a commitment to doing things properly.

Who We Are

Onea Environmental was founded to address a genuine need in Edinburgh and the Central Belt — reliable, compliant asbestos services delivered by people who understand the local building stock and the regulations that govern asbestos management.

We specialise in non-licensed asbestos works (NNLW), including surveys, sampling, testing, encapsulation, and the safe removal of non-licensed asbestos-containing materials. Where licensed removal is required, we coordinate the work through approved HSE-licensed subcontractors, managing the process from start to finish.

Our approach is straightforward: assess the situation properly, explain the findings clearly, and carry out any necessary work to a high standard. Every project is managed in compliance with the Control of Asbestos Regulations 2012 and current HSE guidance.

Our Lead Surveyor

A
Alex
Lead Surveyor — BOHS P402

Alex brings over 17 years of hands-on experience in asbestos surveying, testing, and management across Scotland. Holding the BOHS P402 qualification — the recognised standard for asbestos surveyors — Alex has worked on a wide range of properties, from traditional Edinburgh tenements to industrial facilities, schools, and commercial buildings.

That depth of experience means practical, grounded advice. Alex understands where asbestos is likely to be found in Scottish properties, how different materials behave, and what the regulations actually require. The result is clear reporting and honest guidance that helps clients make informed decisions.

How We Work

We work directly with homeowners, landlords, property managers, builders, and architects. Whether it is a single domestic survey or an ongoing programme of asbestos management across multiple properties, the process is the same:

Understand the scope and purpose of the work
Carry out the survey or sampling to the appropriate standard
Analyse results through UKAS-accredited laboratory partners
Provide a clear, detailed report with practical recommendations
Where removal is needed, manage or coordinate the works safely

Scottish Expertise

Scotland’s building stock presents specific asbestos challenges. Edinburgh tenements renovated during the 1970s and 1980s commonly contain textured coatings and insulating board in service risers. Post-war housing estates across Livingston, Falkirk, and Dunfermline frequently feature asbestos cement products, floor tiles, and soffit boards. Commercial and industrial buildings around Leith, Sighthill, and the Grangemouth corridor present different risks again — sprayed coatings, pipe lagging, and fireproofing materials.

We understand these building types and the practical realities of working with them. That local knowledge, combined with regulatory expertise, is what allows us to deliver genuinely useful advice rather than generic compliance paperwork.

Understanding BOHS P402

The BOHS P402 qualification — Building Surveys and Bulk Sampling for Asbestos — is the industry-recognised standard for asbestos surveyors in the UK. It is awarded by the British Occupational Hygiene Society and covers the identification, assessment, and management of asbestos-containing materials in buildings.

A P402-qualified surveyor understands the full range of asbestos materials, knows where they are likely to be found in different building types, and can assess their condition and risk level accurately. This qualification is referenced in HSE guidance (HSG264) as the expected standard for surveyors carrying out management and refurbishment & demolition surveys.

When you commission a survey from Onea Environmental, the work is carried out by a P402-qualified surveyor with 17 years of practical experience in Scottish properties. For more about how compliance underpins everything we do, see our compliance and safety page.
