Buying a Property?

If you are purchasing a property built before 2000, an asbestos survey before completion gives you a clear picture of what is present, what condition it is in, and whether any work is needed. This is especially important if you plan to renovate after purchase.

Many Edinburgh solicitors and mortgage lenders now recommend or require asbestos information for pre-2000 properties. Having a survey ready avoids delays and protects your investment.

Quick Asbestos Risk Check

If any of the following apply to your property, asbestos may be present:

Built or significantly renovated before 2000
Textured or patterned ceiling coatings
Old floor tiles (especially 9-inch vinyl tiles)
Cement roofing, guttering, or outbuilding panels
Pipe insulation or boiler flue materials
Soffit boards, fascias, or window sill boards
Fuse boxes or electrical backing boards

Two or more ticked? A professional asbestos test or survey is recommended.

Frequently Asked Questions

Do I need an asbestos survey before renovation?

Under the Control of Asbestos Regulations 2012, a refurbishment and demolition survey is required before any work that may disturb asbestos-containing materials. This applies to properties built or refurbished before 2000.

What is non-licensed asbestos removal?

Non-licensed work covers the removal of certain lower-risk asbestos materials, such as textured coatings, cement products, and floor tiles. It must still be carried out safely and in compliance with HSE guidance.

Do you hold an asbestos removal licence?

Onea Environmental specialises in non-licensed asbestos works (NNLW), surveys, and testing. Where licensed removal is required, we coordinate the work through approved HSE-licensed subcontractors to ensure full compliance.

How quickly can you attend a site in Edinburgh?

We typically respond within 24 hours for urgent enquiries across Edinburgh and the Central Belt. Standard survey appointments can usually be arranged within a few working days.
