Edinburgh & Central Belt Coverage

Onea Environmental is based in Edinburgh and provides asbestos services across the Central Belt of Scotland. Our coverage area includes the major towns and cities between Stirling in the west and Kirkcaldy in the east, and from Dunfermline in the north to Penicuik in the south.

The Central Belt contains some of Scotland’s most diverse building stock — from traditional stone-built tenements and Victorian villas to post-war council housing, 1960s industrial units, and modern commercial developments. Asbestos was used extensively in Scottish construction from the 1950s through to the late 1990s, and many of these buildings still contain materials that require professional assessment and management.

Edinburgh

Our home base. We know Edinburgh's buildings inside out — the Georgian New Town houses where textured coatings hide behind cornices, the Marchmont tenements with asbestos insulating board in service risers, the Leith conversions where 1970s cement panels line communal stairwells. Livingston

Livingston grew rapidly from the mid-1960s, and the construction boom relied heavily on asbestos-containing materials. The Almondvale industrial estate, Deans, Knightsridge, and Howden housing stock are all from this era. We regularly survey light industrial units along Houston Road and residential properties ahead of renovation. Falkirk

Falkirk's roots in iron founding and heavy industry left a legacy of commercial buildings packed with asbestos insulation and fireproofing. The Grangemouth corridor and Falkirk town centre still have warehouse and factory stock that requires careful survey work. On the domestic side, the Hallglen, Camelon, and Bantaskine estates from the 1960s and 1970s often contain textured coatings and floor tiles that need testing before any kitchen or bathroom refit.

Stirling

Stirling sits at the western edge of our core coverage area. The city centre mixes historic stone buildings with mid-century commercial premises and university facilities. Out toward Raploch and Cornton, post-war housing estates contain the same asbestos materials we see across the Central Belt. We travel to Stirling regularly and can often combine jobs in the area to keep costs reasonable for clients.

Dunfermline

Dunfermline is growing fast, and much of the renovation and conversion work happening in the town centre runs into asbestos. The Carnegie-era buildings, the 1960s Abbeyview and Townhill estates, and the light industrial units along Pitreavie all present different asbestos profiles. We carry out both domestic and commercial surveys across Dunfermline and can usually attend within a couple of working days.

Kirkcaldy

The Lang Toun's legacy as Scotland's linoleum capital means industrial buildings here were insulated and fireproofed with asbestos on a scale you do not see elsewhere. Beyond the industrial stock, the Templehall and Dysart housing from the 1950s through 1970s commonly contains floor tiles, textured coatings, and cement products. We cross the Forth regularly to survey properties in Kirkcaldy and the surrounding Fife coast.

Glenrothes

Built as a new town in the 1950s to house the mining workforce, Glenrothes was constructed at precisely the time asbestos was most heavily used. The Woodside, Auchmuty, and Macedonia estates date from this period, and the town's industrial parks contain commercial buildings of similar vintage. If you are refurbishing or demolishing any pre-2000 building in Glenrothes, a survey is almost certainly required.

Bathgate

Bathgate sits in the heart of West Lothian, surrounded by a mix of older industrial sites and housing estates. The former British Leyland site brought significant construction activity to the area in the 1960s and 1970s. Boghall, Wester Inch, and the older town centre properties are common survey locations for us. We also cover nearby Armadale, Whitburn, and Blackburn.

Linlithgow

Linlithgow's well-preserved town centre means renovation projects are common — and many of those buildings were refurbished during the decades when asbestos was in standard use. The residential streets around the High Street, the industrial units toward Bridgend, and the newer estates on the town fringes all present different survey requirements. We attend Linlithgow regularly en route between Edinburgh and Falkirk.

Bo'ness

Bo'ness grew as a port and pottery town, and its older buildings reflect that industrial heritage. Converted granaries, former factory buildings, and the Victorian and Edwardian housing stock along the seafront all warrant asbestos assessment before any building work. The town's ongoing regeneration projects mean we attend Bo'ness frequently for both survey and removal works.

Queensferry

South Queensferry combines a historic High Street with significant modern development around Builyeon Road and Echline. The older properties — many converted for residential use — were built or renovated before the asbestos ban. We also cover Dalmeny and the surrounding area. With Queensferry sitting just off the M90, we often combine visits here with work in West Lothian or Fife.

Dalkeith

Dalkeith is Midlothian's main town, with a mix of older stone-built properties, 1960s council housing, and modern development around the bypass. Woodburn, Easthouses, and Mayfield are estates where we regularly carry out domestic asbestos surveys before renovation work. The town's schools and public buildings also require periodic asbestos management reviews. We are typically on site within a day given the short drive from our Edinburgh base.

Musselburgh

Sitting just east of Edinburgh, Musselburgh has its own distinct character — the Fisherrow harbour area, the older properties along the High Street, and the Stoneyhill and Pinkie estates built in the mid-twentieth century. Commercial units around Olivebank and the Newcraighall retail area are also regular survey locations. Being ten minutes from our office, we can respond quickly to Musselburgh enquiries.

Bonnyrigg

Bonnyrigg expanded significantly during the 1960s and 1970s, absorbing nearby Lasswade and Poltonhall. The housing from this era — Hopefield, Dundas, and the surrounding streets — was built at the peak of asbestos use in Scottish construction. Floor tiles, textured coatings, and cement soffit boards are the most common findings when we survey here. We also cover nearby Rosewell and Loanhead.

Penicuik

Penicuik sits at the southern edge of our standard coverage area. The town's paper mills shaped its development, and the industrial buildings that remain often contain significant asbestos materials. On the residential side, the Ladywood, Cuiken, and Cornbank estates are from the post-war decades. We visit Penicuik regularly and can combine it with work in the wider Midlothian area to keep travel costs down for clients.
