Asbestos Surveys
Professional asbestos surveys for domestic and commercial properties across Edinburgh and the Central Belt, carried out by BOHS P402 qualified surveyors.
When Is an Asbestos Survey Required?
Under the Control of Asbestos Regulations 2012, dutyholders have a legal obligation to manage asbestos in non-domestic premises. For any property built or refurbished before 2000, there is a reasonable likelihood that asbestos-containing materials (ACMs) are present.
An asbestos survey identifies the location, extent, and condition of ACMs. This information is essential for safe management, particularly before any refurbishment, renovation, or demolition work takes place.
Types of Asbestos Survey
Management Survey
The standard survey for assessing and managing asbestos during normal occupation. It identifies ACMs that could be disturbed during routine maintenance or occupation. This is the most common type of survey for commercial properties, including offices, shops, schools, and rental properties.
Refurbishment & Demolition Survey
Required before any building work that may disturb the fabric of the building. This is a more intrusive survey, designed to locate all ACMs in the area where work will take place. It typically involves accessing concealed spaces such as behind panels, above ceilings, and within floor voids.
What to Expect
Edinburgh & Central Belt Expertise
Our surveyors know Edinburgh’s building stock first-hand. In Marchmont and Bruntsfield tenements, we routinely find asbestos insulating board concealed within service risers and behind bath panels. In Leith conversions, cement sheets often line communal stairwells. Post-war estates across Livingston, Falkirk, and Dunfermline present different challenges — floor tiles, textured coatings, and soffit boards from the 1960s and 1970s.
This local knowledge matters. A surveyor who understands where asbestos was typically used in Scottish construction spends less time searching and more time documenting — which means a more thorough report, delivered faster.

Legal Requirement
A refurbishment & demolition survey is legally required before any work that may disturb the fabric of a building constructed or refurbished before 2000. Failure to commission a survey can result in HSE enforcement action.
