When Is an Asbestos Survey Required?

Under the Control of Asbestos Regulations 2012, dutyholders have a legal obligation to manage asbestos in non-domestic premises. For any property built or refurbished before 2000, there is a reasonable likelihood that asbestos-containing materials (ACMs) are present.

An asbestos survey identifies the location, extent, and condition of ACMs. This information is essential for safe management, particularly before any refurbishment, renovation, or demolition work takes place.

Types of Asbestos Survey

Management Survey

The standard survey for assessing and managing asbestos during normal occupation. It identifies ACMs that could be disturbed during routine maintenance or occupation. This is the most common type of survey for commercial properties, including offices, shops, schools, and rental properties.

Suitable for: property management, landlord compliance, duty of care obligations

Refurbishment & Demolition Survey

Required before any building work that may disturb the fabric of the building. This is a more intrusive survey, designed to locate all ACMs in the area where work will take place. It typically involves accessing concealed spaces such as behind panels, above ceilings, and within floor voids.

Required for: renovations, extensions, demolitions, refurbishments
