Why Choose Professional Asbestos Removal?
Asbestos removal is not a DIY job. Disturbing asbestos-containing materials without proper containment, PPE, and disposal methods can release dangerous fibres into the air. Professional removal protects you, your family, and your contractors.
We handle the entire process: survey, safe removal, containment, waste disposal, and certification. All work is carried out in compliance with the Control of Asbestos Regulations 2012 and current HSE guidance.
Non-Licensed Asbestos Materials We Remove
We specialize in non-licensed asbestos removal (NNLW) — materials that do not require an HSE license to remove. All work is carried out in compliance with CAR 2012 and HSE guidance HSG210.
Artex & Textured Coatings
Textured ceiling and wall coatings applied 1960s–1990s. Most common asbestos material in Edinburgh homes. Removal includes safe scraping, containment, and disposal.
Vinyl Floor Tiles & Adhesive
Thermoplastic floor tiles (9"×9" or 12"×12") and backing adhesive. Common in kitchens, bathrooms, and hallways. Removed using wet methods to prevent fibre release.
Asbestos Cement Sheets
Flat or corrugated cement sheets used in garages, sheds, and roofing. Carefully removed intact to minimize breakage and fibre release.
Pipe Lagging & Insulation
Asbestos insulation wrapping around heating pipes, typically in cupboards and under floors. Removed using controlled wet stripping methods.
Asbestos Insulating Board (AIB)
Low-density boards used in fire protection, ceiling tiles, and partition walls. Requires careful removal due to friable nature.
Window Putty & Sealants
Asbestos-containing putty in older sash windows. Removed during window replacement or refurbishment projects.
Rope Seals & Gaskets
Asbestos rope used in boiler doors, flue connections, and pipe joints. Removed during boiler replacement or maintenance.
Bitumen Roofing Felt
Asbestos-reinforced roofing felt on flat roofs and sheds. Removed and disposed of during re-roofing projects.
Our Removal Methods
We use industry-standard methods to ensure safe, compliant removal with minimal fibre release. All operatives are trained in non-licensed asbestos work and follow strict HSE procedures.
Wet Removal Method
All materials are thoroughly wetted with water or PVA solution before removal to suppress fibre release. This is the primary method for artex, floor tiles, and cement products.
Controlled Stripping
Pipe lagging and insulation are carefully stripped in sections, wetted continuously, and double-bagged immediately to prevent contamination.
Intact Removal
Cement sheets and boards are removed whole wherever possible to minimize breakage. Broken pieces are wetted and carefully collected.
Containment & Isolation
Work areas are sealed with plastic sheeting. Negative pressure units may be used for larger projects to prevent fibre migration.
Double-Bagging & Labeling
All asbestos waste is double-bagged in UN-approved bags, sealed, and labeled with hazard warnings before transport.
Licensed Disposal
Waste is transported by licensed carriers to authorized hazardous waste facilities. Full consignment notes and certificates provided.
